Adrian William continues to perform strongly despite slowed capital growth
September has marked the 20th consecutive month of growth in Sydney’s overall home value, albeit slower than previous months, with CoreLogic reporting a 0.2% increase in capital value. The dramatic influx of fresh listings on the market, along with sustained interest rates, have contributed to this slowdown, though key markets seem to be unaffected, with demand as high as ever.
Migratory trends have influenced interest further west and south as more and more buyers are priced out of the east and north. Particularly desirable areas include Earlwood and Dulwich Hill, which were named in the top 10 growth suburbs of the past year, according to PropTrack data. Earlwood experienced a huge 20.6% increase in median house price, while the median unit price in Dulwich Hill grew by 14.6%.
Amid this slowed overall growth, Adrian William continues to perform strongly, achieving an 83.3% auction clearance rate for the week ending 6th October, compared to the Sydney average of 62.7%. Having met with 415 buyers over the past 7 days and trading a total of 8 properties, we continue to see strong buyer interest across the inner west.
Of those sold in the past week was 144 Albany Road, Stanmore, which attracted 5 registered bidders at Saturday’s auction. The architecturally renovated Federation-era semi, featured here, fetched a hefty price tag, boasting ample living space inside and out with luxurious designer finishes.
