10/10 scheduled auctions sold - 100% auction clearance rate

For the first time in many weeks, Sydney's auction clearance rate climbed into the 70's, with 72.2% of auctions scheduled for the week ending 25 May recorded as cleared by CoreLogic. Adrian William topped the City - and state-average, with 10/10 properties scheduled for auction last week sold prior to auction or under auction conditions on Saturday.

The PropTrack Home Price Index for April 2025 shows that Sydney's property values are currently peaking, with a $1,118,000 median value - the only capital city to break the $1,000,000 mark - and a staggering 40.1% change since March 2020.

It's clear that buyers are playing for keeps in this market, as evidenced by the activity our team witnessed over the last week, where an average of 6.4 bidders per auction registered, and more than $14,000,000 of property was traded from Forest Lodge through to Dulwich Hill. The RBA's most recent rate cut is undoubtedly a catalyst behind the recent uptick, and with more confidence finding its way into the market, records continue to be set.

21 Bucknell Street Newtown was a standout sale from the weekend, the dilapidated 3 bedder attracting 11 registered bidders that recognised potential in the classic Victorian home, and bid far beyond expectations. This property achieved $1,950,000 at auction, $350,000 above reserve. Last traded for $80,000 in 1986, this sale marks a 2337.5% increase in value for the owners, and the Sydney Morning Herald reported on it in an article that you can read here.
